Scott Land yard Group has experience as feasibility consultants concerning feasibility and business planning matters, at a project, portfolio, and enterprise level of scrutiny. We specialize in every aspect of real estate development from Land infrastructure through preparing the feasibility studies for any commercial, residential, hospitality, industrial and even recreational facilities. In fact, even where our services are of a more creative nature, we still monitor and evaluate potential financial feasibility- or cash solvency- through the ideation, planning, design, and construction process.

Scott land Yard Groups negotiations support includes an array of Real Estate related Acquisition, Disposition, Entitlement, Development, and Operations related matters.

Negotiations can take many forms during the life of a project or venture. Successful negotiations can contribute to the success of new company activities, or help to maximize the successful close-out of property holding or venture at the point of disposition.

Our firm will negotiate and prepare agreements for partnerships and joint ventures, including complex earn out and buyout provisions. The firm also supports strategic review of non-performing businesses providing input for corrective measures, negotiations, terminations and other settlements.

Scott Land Yard Group works with clients to secure real estate financing, including preparation of required property and investment analysis memoranda. Scott Land Yard Groups approach in all such manners is a lead negotiator, or in appropriate support roles as designated by clients. The firm also supports borrower loan compliance, helping clients fulfill all pertinent loan covenants.

Scott Land Yard Groups experienced staff and associates will be involved in numerous entitlement and permitting matters, including permit processing, plan reviews, land dedications for public facilities, development agreements, preparations, sewer and water, public-private roads, construction, and numerous other forms of zoning and entitlement agreements.

ASSET MANAGEMENT

Real Estate projects are more than bricks and mortar. Once a project is successfully formulated, deal structured, and constructed, ultimate success will be obtained through the people and systems, employed to market, lease, and manage a property- the asset management team.

Scott Land Yard Group will consult with owners-developers in regards to referring the service of an outside property management firm with the extensive experience in facilitating owner's retention and supervision in collaboration with owners and representatives.

For some client circumstances, Scott Land Yard Group is best retained as a representative of owner, or "Owners representative" for one or more business matters. The title and defined role can convey an additional seriousness of purpose by and between an owner-developer and Scott Land Yard Group, that is important to convey and be observed by all services and vendors.

The scope and emphasis of the work product will vary based on the results of Scott Land Yard Group or referred property management firm. Initial property Diagnostic Audit, or client approved Asset or Portfolio Business Plan. Some of the items that may be included in a particular asset work plan include: Property inspection, Competitive Market Survey, Business plan review, Property Operations, Deal Structuring, Alternatives Review and possibly Property Re-use for some projects.

 
 

DUE DILIGENCE

Scott Land Yard Group provides the services a due diligence consultants for major transactions as well as implementing principles in guiding transactions as owner representatives. We can provide not only the technical due diligence studies and process management, but also act as negotiator or in support of negotiations on behalf of ownership.

As due diligence consultants, we provide due diligence support to commercial property owners, government real estate, and environmental growth agencies, corporate real estate managers, lenders, real estate investment advisors, and other senior decision makers.

Our objective is always to assemble appropriate information to support critical decision-making by our clients.

We also serve as due diligence consultants for client real estate acquisitions. Our knowledge of various products, from land development to vertical construction of hotels, office buildings, retail centers, and master planned communities provides a solid base of experience and service for any particular transaction we support.
