BORROW PIT & MINING

Scott Land Yard Group engineering firm certifies the site and processes the cost of documents and permit production to petition for property entitlements. Our firm also will test the property for various types of materials and minerals to determine and estimate amounts of select material we require to serve our alliances for many capital improvement and Department of Transportation road and highway projects.

Borrow pits, also referred to as a mining operations, are carefully placed lakes or ponds which are harvested from a construction site. Scott Land Yard Group will procure the process of our borrow pits in order to gather gravel, soil, and sand for use in another location. Since massive quantities of material must be moved in order to build roads, railways, buildings, and other structures, the demand for heavy industrial equipment is required such as bulldozers, loaders, graders and multiple dump trucks.

There are many things that can be done with a borrow pit once the construction phase has finished excavation of the initial hole. Some of our pits are used for future real estate development while others may form recreational areas. In fact, it is not uncommon for our group to fill a pit with water, resulting in a small man made pond or a large lake. We also may work with several environmental agencies to turn our borrow areas into wildlife habitats by adding certain elements such as water to our projects.

The excavation process of a borrow pit falls under the engineering discipline known as earthworks. Our projects consist of engineering feats that include transporting large amounts of soil or rock from one area to another. The process involved is a complex task that requires an extensive amount of analysis and cost prior to the first dig. No matter what the end project may be, borrow pits can always be turned into something useful that benefits the community. 

 

FEASIBILITY ANALYSIS

Scott Land Yard Group has experience as feasibility consultants concerning feasibility and business planning matters, at a project, portfolio, and enterprise level of scrutiny. We specialize in every aspect of real estate development from Land infrastructure through preparing the feasibility studies for any commercial, residential, hospitality, industrial and even recreational facilities. In fact, even where our services are of a more creative nature, we still monitor and evaluate potential financial feasibility- or cash solvency- through the ideation, planning, design, and construction process.

We also take the view that there are multiple stakeholders in most projects- the developers, space (end) users, local government and investors. Each party has unique issues and concerns with regard to feasibility, and deal structuring needs to reflect such concerns.

Scott land Yard Groups negotiations support includes an array of Real Estate related Acquisition, Disposition, Entitlement, Development, and Operations related matters.

Negotiations can take many forms during the life of a project or venture. Successful negotiations can contribute to the success of new company activities, or help to maximize the successful close-out of property holding or venture at the point of disposition.

Our firm will negotiate and prepare agreements for partnerships and joint ventures, including complex earn out and buyout provisions. The firm also supports strategic review of non-performing businesses providing input for corrective measures, negotiations, terminations and other settlements.

Scott Land Yard Group works with clients to secure real estate financing, including preparation of required property and investment analysis memoranda. Scott Land Yard Groups approach in all such manners is a lead negotiator, or in appropriate support roles as designated by clients. The firm also supports borrower loan compliance, helping clients fulfill all pertinent loan covenants.
